Accommodation
CLEANING
Your rented space is a serviced apartment. Cleaning is done once a week. Please let us know a day in advance so we can plan and prepare our daily tasks. Please also help us with this and keep the floor and the areas clear on this day so that we can clean there. Thank you! If cleaning is necessary beforehand, let our staff know and we will take care of it.
TOWELS AND BED LINEN
We change towels on cleaning day. Bed linen is changed regularly every two weeks. If replacing is necessary beforehand, let our staff know and we will take care of it.
TOILET PAPER AND OTHER HYGIENE ITEMS
belong in the trash can and under no circumstances in the toilet! They clog the piping system and can result in costly cleaning and renewal. In addition to the extra costs for you, a sweet to pungent smell of composted excrement moves into your apartment for one to three days.
ELECTRICITY (only applies for weekly and monthly rentals)
The serviced apartments are each equipped with an electricity meter. As a landlord, we pass on the current electricity costs of 5 THB per kilowatt hour. Billing is done at check-out, can also be monthly for long-term rentals of more then 4 weeks.
DEPOSIT
A deposit is due upon handover of the keys. The deposit depends on the length of the stay: If the length of stay is less than 21 nights, a deposit of 3000 THB will be retained. If the stay is 21 nights or more, a security deposit of 5000 THB will be retained. The deposit must be paid in cash and will be paid back when you move out, minus any claims that have arisen.
PRIVAT STUFF
COWORX accepts no liability for private items that have been lost or damaged. COWORX is a common space and is used by many people. Therefore, please pay attention to your belongings. Please also remember not to leave anything on your terrace. Take your shoes inside. We are also not liable for damage caused by monkeys, dogs, cats, varans, snakes, mice, spiders, scorpions or other animals.
FREE DRINKS
We are happy to provide coffee, tea, water, soda, and soft drinks. These are located in the fridge in the outdoor kitchen (not valid for “room only” offers between May and November). All drinks are delivered in environmentally friendly reusable bottles. These reusable glass bottles are not allowed to leave the COWORX premises. Empty bottles must be returned in the designated crates. With this very environment-friendly system, we manage to avoid using about 12,000 plastic bottles per season. The oceans say thank you!
OUTSIDE KITCHEN
The use of the communal outdoor kitchen is subject to some rules: The kitchen surfaces are cleaned once a day by our staff. Everyone is responsible for washing used dishes and/or kitchen items. Please keep in mind that others also want to use this kitchen and may want to use the same kitchen items. Therefore, the dishes should be done immediately after cooking! If the cleaning is carried out by COWORX, the polluter will be charged a fee of 500 THB. Any storage of food is prohibited in the kitchen. For this purpose, each resident has their own refrigerator at their disposal. Switched on appliances such as ovens, rice cookers, gas stoves, etc. must not be left unattended under any circumstances.
RECYCLING STATION
There is a recycling station in the rear outdoor area. We ask you to dispose your waste there. Lanta is an island with limited capacity, so it is important to generate as little waste as possible. Only the waste bucket “RESIDUAL WASTE” is buried in our landfill. All other containers are returned to recycling. Lanta says thank you!
SMOKING
Smoking or vaping is strictly prohibited in all rooms. Smoking is permitted outside. Failure to do so will result in a fine of 5000 THB plus any cleaning or renovation costs incurred.
DAMAGE OF PROPERTY
Please report any damage to the rental properties immediately. In this way, we can avoid consequential damage and minimize any costs that may be incurred. For all damages, the polluter pays principle is given.
BREAKERS AND SWITCHES
Our island does not have a fire brigade that is constantly on standby! In order to protect ourselves and our neighbors, it is therefore forbidden to open fuse boxes and operate the fuses inside! If a fuse fails, there is a reason that must be investigated before the corresponding string can be used again. Some breakers are also deliberately turned off and can cause great damage if they are switched on. For the unauthorized opening and operation of the fuses we demand a penalty of 1000 THB!
LANTA ANIMAL WELFARE
We are closely connected to our local animal shelter. All tips and penalties collected by us will be forwarded 100% to Lanta Animal Welfare.
The Office
BOOK YOUR TICKET
Guests who are found during an inspection without a valid booking will pay an increased daily rate of 1000 THB! If the workplace has already been booked by someone else, they must also leave the office.
FREE DESK CHOICE
There is no fixed assignment of the workstations. Everyone is free to choose their workplace at any time. It is not possible to reserve a specific seat.
OUTSIDE AREA
Feel free to use our outdoor area. Your ticket is valid for the entire COWORX site and also includes access to our drinks in the outdoor kitchen.
CLEANING
The office is cleaned on Sunday mornings, as this is the least frequented time. If cleaning is necessary beforehand, let our staff know and we will take care of it.
NO SHOES PLEASE
Please leave your shoes in front of the door! The simple reason for this is that the dust and sand from outside are not carried in. A very local and natural way, please follow this one!
DRESS CODE
Yes, we are in paradise and the beach is not far away. Your clothing should still be appropriate for a work environment and Thai customs. Therefore, no naked torsos, no bikini in public please.
OVERTIME
Sometimes it takes a little longer, we understand that. As long as the workplace has not been booked by another person, you are welcome to continue using it for a while.
SHARING IS CARING
After your shift is over, we ask you to take your personal belongings with you and not leave them at the workstation. If we find objects left behind that indicate an occupation of the place, we will charge you the following shifts for this workplace.
AIR CONDITIONERS
We have two powerful air conditioners in operation, which can be controlled by yourself. We ask that, if the office is not occupied, that the last one turns off the air conditioning. Thank you very much!
KEY FOR LONG-TERM
If you use the office regularly and long-term, it is possible for you to receive a key. The deposit for this is 1000 THB.

MOVING TABLES
Our tables are in fixed places and have been leveled there. In addition, we have made sure that everyone has their free space at all times. You have rented one of these workstations and since the table is fixed, please leave it as it is. If you like to move something, we suggest you rent a caravan.

Drinks and food are generally allowed. We just want to remind you that you leave your table clean again so that another person can work on it. If something goes wrong, gets a chair or table so dirty that we have to clean or replace it, we will charge you. A new chair will cost 7,000 THB, a new table 12,000 THB.

DAMAGED EQUIPMENT OR WORKSTATIONS
If something breaks, please let us know immediately. Our equipment is regularly checked and renewed. Therefore, we know pretty much exactly in what condition you received your rented workplace. If you break a chair or table, that we have to replace it, we will charge you for this. A new chair will cost 7,000 THB, a new table 12,000 THB. For defective hardware, such as monitors, keyboards, mice, scanners, drives, storage media and adapters, we calculate the current purchase value.
